The Address & The Vision

The Location Story

Sobha Parqcity is positioned as a large integrated high-rise residential community on Hennur–Bagalur Main Road in Chikkagubbi, North Bengaluru. Its location is defined by direct road frontage and a short distance to the commercial and civic anchors of the Hennur belt. The project is presented at pre-launch, with a planned retail component that will complement daily living on the campus.

The lifestyle promise rests on proximity. Residents will find United International School roughly 0.4 km south, Bhartiya Mall of Bengaluru about 1.3 km away and New Life Speciality Hospital in Byrathi close by. The surrounding neighbourhood of Shriram Luxor, Goyal Orchid Greens, Sattva Aspire and Adarsh Pinecourt gives the address an established sense of community.

For daily travel, the main routes are short. Thanisandra Main Road is about 1.5 km via Bhartiya City and leads to Manyata Embassy Business Park (about 6 km) and Nagawara. In a straight line, the Outer Ring Road at Hennur Cross is about 6.5 km, Hebbal on Bellary Road about 8.5 km and the airport about 14 km, reached by Bagalur Road or Bellary Road. There is no metro station on Hennur–Bagalur Road; the nearest planned one is Nagawara, about 6 km away.

The road around the site is changing. Hennur–Bagalur Main Road is getting road and drainage works, and the Blue Line to the airport is being built through Nagawara and Hebbal, targeted for December 2027. Buyers looking at this site are choosing a location whose links are still improving.

Sobha Parqcity invites those who want a North Bengaluru home with airport access, schools and healthcare close at hand to visit the site and explore the configurations. The location page details the connectivity; the team can walk through the plan on request.

A Defining Address

Hennur–Bagalur Main Road, Bengaluru 560077 · Chikkagubbi · Bangalore

Chikkagubbi sits in North Bengaluru along Hennur–Bagalur Main Road, a corridor that has grown steadily as the city's northern residential belt. The neighbourhood is shaped by established gated communities, school campuses and a mix of older village roads that connect toward Hennur, Kothanur and Thanisandra. Its character is residential and practical, with daily life centred on schools, clinics and the Bhartiya City commercial cluster a short drive away.

The value of this address lies in how directly it connects to the city's main movement routes. Hennur–Bagalur Main Road runs along the site frontage and carries traffic toward Bagalur, the KIADB Aerospace Park and the airport's eastern approach. Access to the Outer Ring Road, Hebbal and Bellary Road, along with the upcoming Blue and Pink metro lines, places the project within reach of several of North Bengaluru's employment hubs.

Beyond the Project

Infrastructure & Growth

Blue Line Phase 2B Airport Metro

Blue Line Phase 2B links KR Puram with Kempegowda International Airport over about 37 km and 17 stations. Around 52.5 percent was complete as of September 2025, with a December 2027 target and the Hebbal–Airport stretch possibly earlier, by mid-2027.

Pink Line and Nagawara Interchange

The Pink Line runs about 21 km from Kalena Agrahara to Nagawara, meeting the Blue Line at an interchange there. Its elevated southern section is nearing opening, with the underground stretch to Nagawara to follow, creating a north-south metro spine.

Hennur–Bagalur Main Road Upgrades

Hennur–Bagalur Main Road is receiving road and drainage upgrades, with officials directed to speed up works between the junction and Geddalahalli. The arterial already links Hennur and the Outer Ring Road with Bagalur and the airport's eastern approach.

Peripheral Ring Road (Bengaluru Business Corridor)

The Peripheral Ring Road, also called the Bengaluru Business Corridor, is a planned 8-lane expressway of about 73.5 km passing along Hennur Road. Its redesign reserves space for future metro or elevated rail, with cloverleaf junctions planned at Hennur and Channasandra.

KIADB Aerospace Park, Bagalur

The KIADB Aerospace Park at Bagalur, about 9 km away, anchors one of North Bengaluru's key employment clusters. It sits along the same arterial as the project, placing aviation and industrial employment within a short drive.

About the Developer

SOBHA Limited

SOBHA Limited was founded in 1995 by P.N.C. Menon, an entrepreneur who had spent nearly two decades building an interior decoration business for palaces and commercial complexes in Oman before turning to Indian real estate. The company began as Sobha Developers Limited in Bengaluru, went public on the BSE and NSE in 2006 in an IPO that was oversubscribed 126 times, and was renamed SOBHA Limited in 2014. Three decades on, the company is headquartered in Bengaluru with a corporate presence in Dubai, is chaired by Ravi Menon, and has delivered more than 580 projects spanning roughly 27 Indian cities, alongside a significant Middle East footprint across the UAE, Oman, Bahrain and Brunei.

What distinguishes SOBHA from most listed Indian developers is its backward-integration model, a system in which design, concrete manufacturing, glazing, metalwork, interiors and finishing are all carried out in-house rather than outsourced to third-party contractors. This approach, refined since the early 2000s and studied as a Harvard Business School case, is built around dedicated manufacturing facilities in Bengaluru, including a large interiors and woodwork factory, a concrete products division producing high-strength blocks and precast components, and a glazing and metal works unit fabricating aluminium window and curtain-wall systems. The company reports that every unit passes through more than a thousand documented quality checkpoints before handover, a process made possible by owning the supply chain rather than depending on external vendors.

Portfolio breadth extends well beyond apartment towers. SOBHA's body of work in and around Bengaluru includes large-format developments such as Sobha Dream Acres across 81 acres and roughly 5,600 units, Sobha City spanning 39 acres, and Sobha Windsor with about 3,000 units, alongside newer launches like Sobha Neopolis, Sobha Ayana and Sobha Magnus. Outside its home market, the company has built a presence in Delhi-NCR through projects such as Sobha Altus, in GIFT City, Gujarat through Sobha Elysia, and in cities including Chennai, Pune, Coimbatore, Hyderabad, Kochi, Kozhikode, Thrissur, Trivandrum and Mysuru. Its contracting and manufacturing divisions also execute glazing, MEP, interiors and epoxy flooring work for corporate and hospitality clients beyond its own residential projects, and the group maintains an active development pipeline in Dubai.

At the center of the company's philosophy is the founder's original conviction that quality should be controlled directly rather than outsourced, a principle carried forward today under the leadership of Chairman Ravi Menon with P.N.C. Menon as Founder Chairman Emeritus. This translates into an ownership structure where SOBHA employs its own architects, engineers, technicians and factory workers rather than relying on a shifting base of subcontractors, and where sustainability practices such as recycling construction waste and sourcing PEFC-certified timber are built into daily manufacturing rather than treated as an add-on. For channel partners and buyers, the resulting proposition is a publicly listed, financially transparent developer whose scale and process can be verified through quarterly filings rather than promotional claims.
