Hennur sits on the northern growth axis between Banaswadi and Thanisandra, inside the employment catchment of Manyata Tech Park. For SOBHA Limited, the locality offers a site where its premium apartment format meets a buyer base that works in north Bengaluru's technology parks and has moved outward from more expensive neighbourhoods such as Kalyan Nagar and Banaswadi. The developer's current Hennur pipeline spans an upcoming premium apartment project, a new launch in the Victoria Park series and a large pre-launch development on the Hennur-Bagalur road.
Taken together, the three projects cover a range of scale, from apartments in an established residential pocket to a master-planned site that includes shops and daily-use retail within the development itself.
Demand in Hennur is anchored by the Manyata Tech Park workforce, which the Brickplot guide puts at over 80,000 white-collar employees in the wider catchment. Spillover from saturated neighbourhoods has added to that pull. Commute distances are a practical reason many buyers look here: Manyata is roughly 6 to 8 kilometres away, Embassy Manyata Business Park about 5.8 kilometres from Hennur Main Road, and M S Ramaiah Tech Park around 2.9 kilometres.
Rental depth supports the owner-occupier and investor case alike. The average rent is cited at about ₹35 per square foot, a 1 BHK typically rents for ₹11,000 to ₹17,000 a month, and the gross rental yield is listed at 3.75 per cent per annum.
| Indicator | Figure in Hennur |
|---|---|
| Average apartment price (approx. September 2026) | ₹11,200 per sq ft |
| Overall price range across projects | ₹15 lakh to ₹16.8 crore |
| Average price in 2020 | About ₹4,800 per sq ft |
| Recent resale benchmark | ₹13,959 per sq ft for a 1,267 sq ft unit in Pride Pegasus, dated 11 May 2026 |
| Average land rate, Hennur Gardens (approx. August 2025) | ₹9,600 per sq ft |
The gap between the 2020 average and today's figure shows how far the locality has moved up in value over the past several years. The resale benchmark, at a size close to SOBHA's Victoria Park range, gives a useful reference point for how the developer's new-launch pricing sits against the secondary market.
Road access runs through Hennur Main Road, which links to the Outer Ring Road, Bellary Road and the employment hubs along them. Kempegowda International Airport is about 25 to 28 kilometres away via the Hennur-Bagaluru Cross road, or roughly 40 to 55 minutes in off-peak conditions. The city centre is reachable too: MG Road is about 8 kilometres away, Majestic bus stand about 13.2 kilometres, and Banaswadi railway station around 4 kilometres. BMTC buses serve the area at high frequency.
Metro access is the main near-term change. Hennur does not yet have a Namma Metro station. The nearest existing station is Baiyappanahalli on the Purple Line, about 7 kilometres away. The Blue Line Phase 2B corridor, running 37 kilometres from KR Puram to the airport with 17 stations including Bagalur Cross, Yelahanka, Jakkur Cross, Kodigehalli and Hebbal, will bring the nearest stations closer. HBR Layout station is the closest Blue Line stop to Hennur and is under construction, with Bagalur Cross targeted for 2027 on the developer's own page.
Several public works sit along the corridor where SOBHA's Hennur-Bagalur project is located. Hennur Main Road is being widened from two lanes to four to six lanes, with phased completion running through 2027. On the Hennur-Bagalur Road, the state government has directed officials to complete the concretising work within two months, and the stretch is being extended from 4.6 to 5 kilometres. Feasibility studies for grade-separated infrastructure, including an elevated corridor or flyovers at major junctions, are planned, and a signal-free corridor over the next five years is being examined.
A grade separator at the Horamavu junction has been approved by BBMP and will add capacity at a key intersection once built. The Peripheral Ring Road is planned to pass through the Hennur-Bagalur area, and a stormwater drain upgrade near Hennur Main Road is intended to improve drainage.
The locality's school options include VIBGYOR High School, ORCHIDS The International School, HMR International School, Broadvision World School, New Horizon International School, Legacy School (about 4 kilometres away) and United International School on Hennur Bagalur Main Road. Kristu Jayanti College is also nearby.
Healthcare is well covered. Manipal Hospital is within a kilometre, and other facilities include Shree Vijayalakshmi Hospital and Trauma Centre, Cratis Hospital, Infant Jesus Health Centre and Carmel Medical and Dental Care. Columbia Asia Hebbal and Regal Hospital are also referenced for the wider area. For shopping, Elements Mall and Orion Avenue serve as local hangouts, with D-Mart, Star Market, Grace Hyper Market and The Brigade Hypermart within reach.
Hennur Lake provides open space and walking routes close to the residential clusters. On water, the Cauvery Stage V project, rainwater harvesting and stricter water-use rules are the state-level measures aimed at easing supply across Bengaluru's northern wards, and they form the backdrop to any SOBHA project in the locality.
