Bengaluru is the city where SOBHA Limited has built most of its residential presence, with 120 residential properties across the city. The developer is known in the industry for a vertically integrated model, in which much of the construction and finishing work is handled in-house. For a buyer comparing projects across Bengaluru's corridors, that operating model is the main thread that connects its launches, from the south-east to the outer east.
SOBHA's 2026 launches sit in three different parts of the city. Sobha Altair on Sarjapur Road was launched on 13 January 2026, placing the developer on the corridor that carries the Outer Ring Road tech parks, schools and the upcoming metro expansion. Sobha One Residences in Hoskote is the first phase of the Sobha One World township, comprising 3,484 apartments across 48 acres, and was launched in the second quarter of 2026. SOBHA PARQCITY (PARK CITY) in Kannuru is also part of the Bengaluru portfolio tracked for this page.
Sobha One World is a township-scale project, and its first phase in Hoskote is the largest single-phase figure on the SOBHA Bengaluru list. Hoskote sits on the peripheral east, where the Peripheral Ring Road (officially the Bengaluru Business Corridor) and the Satellite Town Ring Road are expected to improve road access to the wider region. Other developers have also been expanding into this side of the city in 2026, which signals sustained interest in the Hoskote and Whitefield belt.
The citywide average asking price was about 12,400 rupees per square foot in mid-2026, according to Square Yards portal data, up from 12,050 rupees per square foot in December 2025. Zone averages from June 2026 show the Central zone at 14,200, East at 13,550, South at 11,700, North at 11,400 and West at 11,050 rupees per square foot. SOBHA's Sarjapur Road project therefore sits in the South-East band, while Whitefield, the East corridor where the developer has a presence, carries a higher range.
| Locality | Zone | Indicative price band, 2026 (per sq ft) |
|---|---|---|
| Whitefield | East | 12,100 to 14,200 |
| Sarjapur Road | South-East | 11,750 to 13,000 |
| Hennur Road | North | 6,500 to 9,500 |
| Yelahanka | North | 5,800 to 8,500 |
Price momentum over the past year has been modest in the citywide figures, at about 2.44 per cent year on year on the Square Yards measure. Rental yield across the city was put at around 3.39 per cent in 2026, and a Whitefield 2BHK rents for roughly 28,000 to 42,000 rupees per month.
The Purple Line has run through Whitefield since 2023, giving the East corridor a metro link already in service. The Yellow Line was inaugurated in August 2025. The Blue Line, which runs 58.19 km from Central Silk Board to Kempegowda International Airport through KR Pura, Hebbal and Yelahanka, reached 72 per cent overall construction progress as of August 2026. Its full operation is now targeted for March 2028, three months later than the earlier December 2027 target, with Hebbal to the airport due for commissioning by September 2027 and trial runs on the Iblur to Central Silk Board stretch slated for December 2026.
The Pink Line has a first 7.5 km elevated section between Kalena Agrahara and Tavarekere that may be ready around September, while the remaining 13 km underground section between Dairy Circle and Nagawara still needs substantial system work. On the road network, the Outer Ring Road runs from Marathahalli to the Sarjapur junction and carries NH 44 traffic past the Hebbal flyover. The Peripheral Ring Road, now the Bengaluru Business Corridor, has a PPP-DBFOT model with a target delivery of 2027. The Satellite Town Ring Road is a 280 to 288 km expressway costing 15,676 crore rupees and is reported as nearing completion. Air travel is served by Kempegowda International Airport, and KIAL Halt railway station sits at the airport.
IT professionals are the main demand driver in the segment where SOBHA's mid and upper-mid projects compete. The Outer Ring Road tech corridor, from Marathahalli to the Sarjapur junction, houses campuses of Amazon, Microsoft, Accenture, IBM and Cisco. Manyata Tech Park anchors the Hennur Road employment base, while Whitefield, Electronic City and HSR Layout form the city's major IT hubs, with ITPL, Embassy TechVillage and Embassy Business Hub adding to the office stock in the east. Investment from IT companies and global capability centres is cited as a central driver of housing demand, and between May 2025 and April 2026 the state registered 15,778 property transactions worth 14,134 crore rupees.
Schools and colleges are concentrated in established southern localities such as Banashankari, while the eastern and peripheral corridors where SOBHA is building have grown around office parks and metro stations. Godrej Centre Hebbal and Godrej Centre Indiranagar provide additional commercial anchors in the north and east. For a buyer, the practical question is how far a given SOBHA project sits from the IT parks it serves and from the nearest operational metro station, and that distance changes sharply between Whitefield, Sarjapur Road and the peripheral Hoskote belt.
In Karnataka, stamp duty on a resale property, plot or site is generally 5 per cent of value. For a first registration of a flat, a concessional slab applies, at 2 per cent up to 20 lakh rupees, 3 per cent for 20 to 45 lakh and 5 per cent above 45 lakh; this slab applies only to the first sale of a flat, not to resales, plots or houses. A cess of 10 per cent and an urban surcharge of 2 per cent are levied on the stamp duty itself. Registration fee is 2 per cent of property value, raised from 1 per cent with effect from 31 August 2025. For a flat above 45 lakh, the all-in cost comes to roughly 7.6 per cent of value. Charges are calculated on the higher of the sale price or the government guidance value, and registration is handled through Kaveri Online Services. Any SOBHA project can be verified on the Karnataka RERA portal.
